Hey, everyone. Just wanted to take a few minutes to discuss with you. If you’re selling your home and you don’t necessarily have updated appliances and things like your HVAC hot water tank and furnace, it’s definitely a good idea to offer the buyer a home warranty. I know for most of my buyers, I’m able to negotiate for them to get a home warranty warranty, and that can alleviate a lot of the concerns when they are looking to purchase the house. For example, they see that it’s got an older furnace and hot water tank and it comes up in inspection.
Knowing that they have that home warranty can help you without having to come down low on price or getting more back in concessions because you’ve offered them, you’re paying for them to have the home warranty, which does cover those kinds of things. It can make the difference of getting the offer accepted all the way to getting past the inspection. So home warranty is definitely a great idea. And then while you’re selling your home, your realtor should have recommended having the home warranty plan while you have it listed to protect your home during that time frame of listing. And then at that point, you can convert it over to the buyer.
I know some of the home warranty companies I’ve worked with. It is free to have it while your home is listed. So it’s all the more reason just to do it. That way you are covered if something happens while you have people coming to your home and things of that nature. So definitely consider having a home warranty while you have it listed.
And it may be best to have that upfront stating that you’re going to give the buyer a home warranty or considering that you’re going to pay for it if they do request it in their purchase agreement.
