This property had previously been listed with another agent for approximately five months, during which time it received very limited activity, experienced a price reduction, and did not secure a single offer.
The seller was referred to me by a referral agent who recommended that I take over the sale. After the prior listing was withdrawn, I relisted the home within three days.
Within the first week, the property generated more showings than it had received during the entire previous five-month listing period — and we secured a full-price offer at the exact same price the home had been listed for just one week earlier.
That initial transaction ultimately fell apart due to buyer readiness issues. I successfully retained the earnest money deposit, providing the seller with compensation for the time lost, and immediately repositioned the property back on the market.
Within one week of relisting, we received another offer at the same full asking price, which ultimately closed successfully.
During negotiations, I identified an attempt within the purchase agreement to require the seller to provide appliances that were not present at the property. I addressed the issue promptly and appropriately, ensuring the terms accurately reflected the home and protecting all parties involved.
The seller was very satisfied with the outcome and execution. Interestingly, due to issues the buyer experienced with her own representation, she later contacted me directly to address concerns and ultimately left a 5-star Google review, noting that she wished I had been her agent.
