Why Sellers Should Not Be Home During Showings
Hi, everyone. I just want to talk to you today a few minutes about when selling your home and putting it on the market, how to make it easy and effective for allowing potential buyers to view your home. The first thing is that you don’t want to be at the home when you have the showing. I know for some of you, you believe, and it’s true, you are the one that knows the most about the property. You can point out features that the agent won’t know about.
But the problem with you being at the home is, for one, it reinforces the fact that someone still lives in the house. Ideally, you want to give the impression that no one is currently living there. So you definitely want to make sure that everything is cleaned up. You don’t have stuff all over the place, food left out, dishes in the sink, things like that. Because people, even though they know it is a used home, having the thought in their mind that, okay, this has been well maintained, no one’s really living there gives a better impression and makes someone want to purchase.
Just consider the fact that you prefer to have a new car compared to a used car, right? So think of the same thing about selling your home. Think about it as, okay, how can I make it look like no one’s living at the house? The other part is if you’re there, then it’s harder for you to get real feedback about the home because people don’t want to offend you. They don’t want to tell you to your face that they don’t like your house, right?
They can tell you they love it and then you’re going to say, well, why did they make an offer? So being there is not necessarily ideal. So when you have the lockbox, it just makes it a lot easier to confirm showings. And so when you do have your showings requested, if you do choose to confirm all showings, great. But you definitely want to make sure that it’s a lot easier.
So you want to confirm that showing right away. You also want to make sure that you have plenty of time slots available for people to view your home. If you just set up showings only between two and four or after five, then you are potentially putting yourself in position for your home to be on the market longer, right? Because you can’t get as many showings in as you want on a given day. And then sometimes buyers are going to skip your house because they’re seeing several homes that day and then they can’t see your home in the time that they want to.
“So we’ll move on, like another house better, let’s write an offer on that house.” We definitely want to make sure you have plenty of time for people to view your home. So that’s all I have for you today. Obviously, there’s a lot more you can learn.
