As many of you know, an appraisal is when an appraiser determines the value of a home based on what they see, when they view in and around the home and how that home compares to similar homes in the area that have recently sold, are under contract, or are currently listed. And the results of that appraisal can be greatly differentiated based on two major factors, amongst many other things.
The number one fact would be the appraiser that is appraising the property. And that’s because different appraisers can use different metrics in order to determine the value of the home. So one appraiser can appraise the value very, very high, and another can appraise it very, very low.
The number two major factor is the listing agent that’s involved. Does the listing agent have an appraisal care package for their property, or do they just sit back and pray that the home appraises where they hope the value should be?
