Hey everyone! Just want to take a few minutes today to discuss with you about if you’re not quite ready to sell your home; maybe you need a couple of months oreven like a year or so, what you can do to get yourself prepared so that when it comes time to selling your house that you’re well informed, you can make the right decisions and you’re not confused on what’s going on. One of the biggest things is when you have a Realtor come to give you a presentation, you also want them to go over the home buying process or the home selling process, giving both sides of the story for you as a seller and the position as the buyer.
A lot of times you’ll have a Realtor come over there and do a presentation on what they’re going to do for you to sell your home, what’s their commission, what the value of your home is, all those kinds of details which are important, but it’s also greatly important for you to know the process of selling the home. So you may want to have a two step appointment. The appointment initially is going to give you a value of the home, of what you’re going to sell your home for now and also going over the process for you so you’re very clear on what you’re getting yourself into in the process of selling your home. Also having them give you recommendations on what you need to do for the house itself.
Depending on the kinds of financing options you want to offer. You definitely want to make sure that your home is in position to where if a mortgage lender gets the home appraised and then you don’t want them to come back and flag things like say you have to get the roof fixed in order to home to sell, you need to add a railing, the home is inhabitable, things like that. You don’t want that to happen to you. You want to get that done up front and that way you’re not in a rush and you’re not in a position where, “I didn’t know I need to spend $5,000 in order to sell my home.” You also want to make sure of what’s going to happen next.
If you sell your home in the next day or so, what are you going to do? Are you looking to buy a home next? Are you looking to rent or move out of state? If you’re looking to buy a home next, you definitely want to get yourself pre-approved as well. So you know that when your home sells, you can definitely buy.
I mean, especially if you don’t have enough equity or you don’t intend to use all of the proceeds from the sale of your home to purchase the next home. So just a few things that you want to do to get yourself prepared. And so that way it’s not such a stressful process for you and you can make the best decisions for yourself. And you put yourself in the best position to sell your home in the time frame that you need with as little hassle as possible. So that’s all I have for you today.
