Hey everyone, just wanted to take a few minutes today to discuss with you about what you should be aware of and what you should do if you are looking to sell your home while you have a tenant in there. I know on your side of things it would seem that it definitely makes more sense to have a tenant in there that’s paying rent and look to get a new tenant in. So that way don’t have any months go by where you don’t have any rent paid and although in an ideal situation, that would be perfect for you.
But in many instances, that can cause a serious problem and a serious delay in getting the home sold. Because what can happen, especially if you have a tenant who doesn’t want to leave, who was looking to stay, or if they aren’t currently paying rent, they can cause issues between getting the home sold because there will be many instances where they will only allow certain time frames when the home can be shown.
And as I said, some other videos, that’s always an issue because if someone’s already out, they want to get into a house, there could be a serious delay in getting the showing confirmed, which is another problem, and they may just decline it and just give no reason at all. And then it’s a lot of headaches on your realtor, trying to figure out how we’re going to get this confirmed, how we get the home sold. I’ve had some horror stories even with tenants not really cooperating well with allowing the house to be seen, even though they’re obligated to do so. The other issue is if the tenant is confirming the showings and they’re still living there, if they don’t clean the property up the way it should be, that can have an impact on how a potential buyer is viewing the home.
If they have stuff all over the place or they’re in the house while the house is being shown and the house looks a mess, that’s really not going to help you. So, an ideal situation, you do want the tenant out of the property before you have it on the market and you do want it to be all cleaned up and presentable in the way it looks like no one’s living here and it’s a new house. All those details, even though we know it’s not a new house. But if you have to, I would definitely recommend putting it on the market if you’re looking to make sure you have a new tenant in or you sell the house by the time that the other tenant is out of the home, then give yourself 45 days before you decide to list the property. So that gives your tenant a sense of urgency to get out of the home. And you kind of can get in the process in advance of getting the home sold or leased out by the time that they move out.
