Hey, everyone. Just want to take a few minutes.Discuss you about why you should have an open house on your house when selling your home. If you’re working with a great Realtor, they’re going to recommend that you have an open house on your house because it’s a way for you to reach potential buyers for your home that wouldn’t otherwise be available to you. For example, if a potential buyer is working with a Realtor, they most likely have access to the multiple listing service in terms of the homes that are available to them.
They may be already in tune with Zillow when something comes to market because they’re proactively looking to find the next home. But there are scenarios where there are buyers out there for you that they’re more not so aggressively looking for a home. But if they find the right home, they’ll move forward. They may have been looking for a few years, but not being aggressively looking just trying to find the right home for them. So by having an open house, this gives them an opportunity to check out a home that they think may fit their needs. Rather than they may not already have a realtor in mind just because they aren’t looking to waste the realtors time because they know realtors only get paid when they sell a house or they’re just not that proactive.
But it’s like one of those things, they find the house they want, they’ll move forward. Also, it gives an opportunity for people who aren’t looking for a house to preview a home for someone else that they know is looking right. They may have someone that’s moving out of town. They already live in the area, so it’s convenient for them to check out the house at times and say, “oh, my friend wants to move to the subdivision. I’m going to reach out to her and let her know this home is available.”
Yes, you have the Internet and all resources like that, but having an open house can really benefit you in getting your home sold. I mean, there’s been multiple situations where after a home open house, someone has written an offer and the home was sold directly from that open house.
It also can give someone an opportunity where they may have a Realtor, but their Realtor is not available to show it to them at the time. So therefore, they can still work with their Realtor. They can take the time to view the home at that time, or they want to come back for a second look. All different reasons. But having an open house, if you have a great Realtor, they will recommend it, and it’s a great way to make sure you’re not missing anyone in terms of making sure you get the right buyer for your home.So that’s all I have for you today.
