Hey, everyone. Just want to take a few minutes to discuss with you about photography when it comes to selling your home. Now, when you hire a Realtor, in most cases it’s going to be their responsibility for the pictures that are taken and presented to get your home sold. And because of this, you will find that a lot of Realtors are just taking pictures on their cell phone and using that as your presentation for online to selling the home. And in many cases, this is not the best way to do it, given the reason that the pictures are going to be what a lot of times attracts the buyer to the home in the first place.
And so if those pictures don’t really show the home in a great light, that may deter someone from wanting to see it. And if you don’t get showings, less likely to get offers, less likely to getting the home sold and possibly having a bidding war on the home. So pictures do play a major role. On the other side of things, if you get a Realtor who’s going to have pictures taken very highly professional to where it doesn’t look like the home really does, that can hinder you as well. Because what happens is buyers are really intrigued by the property because of the pictures and they rush out to see it, and then because it doesn’t look like it looked in the pictures, they’re disappointed.
So that built up excitement has gone down and so sometimes they may no longer be interested in the home. And if you’re living in the home, a lot of times, I know sellers get annoyed because they’re having tons of showings and no offers and it’s like, what’s going on? What’s the problem here? And it may not necessarily mean that the price is incorrect. It could actually be the photography, believe it or not.
So the key here is to make sure that the home is presented well, that people are getting a full depiction of what the house looks like in the best way, but in a way that’s not going to disappoint the buyer. You want the buyer to look at the pictures online, be able to see the home online and say, “I like this house, it looks like it looks in the pictures, then I’m probably going to write an offer.” And that way, especially if you’re living in the home, like I said, you’re getting showings for really interested buyers and you’re likely to get the offer that you want because your home is doing well and it’s also not deceiving the buyers.
